Park Hill: Historic homes, beautiful greenery, and great food

One of my favorite parts of being a Realtor® is getting to know Denver’s many unique neighborhoods, and sharing that knowledge with my clients. So much of feeling at home in an area is finding your regular spots and knowing some neighborhood “secrets”! This is part of a monthly series highlighting some of my favorite Metro Denver neighborhoods – and featuring recommendations from the awesome folks who live there.

Park Hill is a neighborhood east of City Park, between Colorado Boulevard, Quebec, Colfax, and 52nd. (From there, it is further divided into South Park Hill, North Park Hill, and Northeast Park Hill.)

THE ‘HOOD

Most of Park Hill is heavily residential, with primarily detached, single family homes. The average sale price over the past 6 months for a detached home in all of Park Hill is $625,292; the attached average is $318,376.

THE STYLE

Park Hill features a wide variety of Denver home styles! You’ll see lots of brick tudors, with their steep sloping roofs, and low-set bungalow-style homes; but you can also find Denver squares, Italianates, colonials, and craftsmans.

THE SPOTS

Parks: Park Hill proper has very few actual parks (though City Park is just to the west)! It does, however, boast one of the prettiest stretches of street in the entire Denver Metro area – 17th Avenue Parkway. Between Colorado Boulevard and Monaco Parkway, the road is divided by a green and wooded median perfect for jogging and walking dogs. It’s one of Zach’s favorite parts of the city, particularly in the fall, and he loves the incredible, historic houses along the street. Emily and Anthony both enjoy walking down 17th and admiring the historic architecture and exquisite landscaping. Amy echoes those sentiments, appreciating the gorgeous giant trees and beautiful houses, perfect for strolling past. Just a few blocks north of 17th, at Dexter and Montview, the Park Hill branch of the Denver Public Library is small, but a quaint, historic building worth visiting!

Eats and Drinks: Despite being heavily residential, Park Hill has no shortage of restaurants and coffeeshops to explore! One of the most recommended coffee spots was Honey Hill at 23rd and Dexter, with a menu beyond just coffee, featuring paninis, salads, and breakfast sandwiches. Jenn loves it for a meetup or to get some work done. Justin feels at home as soon as he walks in the door, and highly recommends their chocolate croissants! Emily loves it for coffee, pastries, and lunch. She seconds Justin’s croissant recommendation but also notes that they have quinoa bowls for something a little lighter!

Other coffeeshops recommended by the locals: Anthony frequents Pablo’s at Colfax and Syracuse, a great spot to stock up on your weekly coffee needs, or to spend the day drinking-in and enjoying the shop’s relaxing atmosphere. Jenn also recommends Torpedo Coffee at 23rd and Oneida for nitro cold brew perfection.

Looking for something stronger than coffee? Long Table Brewhouse (at 29th and Fairfax)  comes highly recommended! For a fairly small brewhouse, they have a long list of beers – all fantastic, says Justin – with a regular rotation of new creations. Zach also appreciates the diverse offerings, as well as the rotation of food trucks. Emily agrees that it’s a wonderful neighborhood spot and loves the beer, kombucha, and outdoor seating. Jenn calls their brews “spot on”!

Neighbors (22nd and Kearney) is a much-loved neighborhood wine bar and restaurant – it’s Zach’s go-to spot for weeknight happy hour; he says the spacious patio is great in the summer. Amy loves their impressive wine list and the neighborhood atmosphere.

Park Hill does not skimp on delicious food! The options range from quick and modest – like Phoenician Kabob at Colfax and Ivy (Zach recommends the baba ghanoush) – to fine dining at Tables (23rd and Kearney). Between those two extremes is Esters – the Park Hill location (22nd and Oneida) opened in late 2018 and Zach, Jenn, and Justin all love their chill, family-friendly vibe, wide range of specialty pizzas, and a large draft beer list full of Colorado favorites (Justin especially recommends the Fat Tire Pork Nachos). Oblio’s Pizzeria (22nd and Kearney) tops Anthony’s list – tucked away in South Park Hill, it offers a family friendly environment and some of the best pizza in Denver.
